What actually eats the day
Ninety minutes of assembly before any analysis starts. County GIS for the boundary and legal, Web Soil Survey for the soils table, CropScape or the FSA map for crop history, a sale sheet for the grid. Four logins, four exports, four chances to retype a figure into a report you sign.
The land mix is the analysis, and it is entirely manual. Cropland at 100%, CRP at 90%, non-cropland that is taxed but generates no revenue at 10%, public right-of-way at 0% — that allocation is what converts a sale price into $/tillable CSR2 point. Today it comes from squinting at an aerial and an FSA map, tract by tract.
Deeded acres are not effective acres. Right-of-way is deeded but neither taxed nor farmed, and it is usually four-plus acres on a quarter section. Get that wrong and every unit value downstream — $/acre, $/point, the reconciled opinion — is wrong with it.
Tillable CSR2 is not whole-tract CSR2. The soils you do not farm are the poor ones, so the cropland rating is materially higher than the area-weighted rating for the whole parcel. Web Soil Survey hands you the second number and leaves the first as an exercise.
Under the Record Keeping Rule the workfile has to support the report. "The soil survey" is not provenance. A reviewer asking where a 89.1 cropland CSR2 came from wants a source, a retrieval date, and a geometry that reproduces the figure in five years.
Appraisers are not consistent in how they break land mix down, which makes shared sales data unreliable across a shop. One method applied to every sale is worth more than a better method applied unevenly.

The land mix is the analysis

Note the Poweshiek subject above. Four verified sales bracket it, but the 80-acre auction tract adjusts well above the median on a $/point basis — a small-tract premium, not a market signal. The workbench flags the spread instead of averaging through it, because reconciliation weighs the quality of the data and an unexplained average is not a conclusion.

A workfile that answers the question
“The soil survey” is not provenance. Under the Record Keeping Rule the workfile has to support the report, and a reviewer asking where a cropland CSR2 came from wants a source, a retrieval date, and a derivation that still reproduces in five years — ten, if the file goes to litigation.
